Google Maps recognizes Phoenix Central Neighborhood Association as a Favorite Place on Google

Congratulations! You have made Phoenix Central Neighborhood Association a Favorite Place on Google. Between July 1 and September 30, Google users found Phoenix Central Neighborhood Association listed 5547 times, and requested driving directions or other information about our association 216 times.

Because we are so popular, Google provided a decal that shows citizens we are a Favorite Place on Google. The sticker includes a special bar code that citizens may scan with cameras on their phones. Then they can see Phoenix Central Neighborhood Association listings on Google, read and write reviews, and be added as a favorite right there. Our office is located in the Executive Towers Condominiums at 207 W. Clarendon Avenue, Phoenix, AZ 85013. Stop by and visit the facility and ask the office manager, Cindy Lee or one of the front desk attendants if you can capture the special bar code from the sticker. We have placed it on the condo resident bulletin board in the mail room adjacent to the lobby.

Send us an email at
Info@PhoenixCentral.org
if you have problems.

We look forward to providing you with more and better ways to grow the Phoenix Central Neighborhood Association.

Meetings and hearings by the Alhambra Village Planning Committee, the Phoenix Planning Commission and the City Council will be scheduled to review this case. However, specific dates have not yet been set. You will receive a second mailing in approximately 3 weeks identifying the dates and locations of these meetings and hearings.

Please plan to attend the neighborhood meeting we are hosting

Z-55-09 Rezoning Request (Phoenix, Arizona)

October 5, 2009

Dear Property Owner or Neighborhood Association President,

The purpose of this letter is to inform you that our company has recently filed Z-55-09, a rezoning request for an approximately 1/2 acre site located west of the southwest corner of 11th Street and Indian School Road. Please be advised that meetings and hearings before the Encanto Village Planning Committee and Planning Commission are planned to review this case. Specific meeting and hearing dates have not yet been set. You should receive a second mailing in approximately 4 weeks identifying the date and location of the meeting/hearing.

You are welcome to attend these meetings to learn about the case and make your opinions known. Please confirm the meeting details with the City of Phoenix Planning Department before attending as they are subject to change. Hearing information may also be found on signs posted on the site and on City Page in the Arizona Republic. You may also make your feelings known on this case by writing the City of Phoenix Planning Department, 200 W. Washington Street, Phoenix, AZ 85003 and referencing this case number. Your letter will be made a part of the case file.

On Monday, October 19, 2009, we will be holding a neighborhood meeting at the Longview Recreation Center from 6:30 to 7:30pm. The meeting will be in the classroom and is intended to provide a venue for us to address any neighborhood concerns and tell you more about the project. Feel free to attend, or simply email me if you have concerns and cannot attend. The center is located at: 4040 N. 14th St. in Phoenix.

The Encanto Village Planning Committee will forward a recommendation to the Zoning Hearing Officer or Planning Commission and City Council after considering the testimony from affected parties and reviewing the staff report prepared by the Planning Department. The village planner who will review this application is Joshua Bednarek and can be reached at 602.262. 6823. This planner can answer your questions regarding the village review and city hearing processes as well as the staff position once their report is complete. You are also urged to contact me via email at jason@sanksassociates.com to learn more about the case and express your concerns. If necessary, I can be reached by phone at 602.326.0581.

The following describes our request:

Proposed Change: Rezone the southern half of each parcel from R-3 (Multiple Family Residence district) to P-1 (Parking, Passenger Vehicle) to allow for additional parking for the existing office building. No new development is proposed at this time.

Existing Use: The property consists of two half acre parcels, the easternmost includes the existing office building and small parking area. While the City Council can stipulate to a specific site plan and development standards, we, and all other developers, have the opportunity to file later with the Planning Hearing Officer to amend those conditions through an advertised public hearing process should market conditions or ownership change.

Sincerely,

Jason Sanks

Imagine Phoenix in 2050

The city of Phoenix is about to begin a very important project and we need your help. Every ten years Arizona State Law requires cities to update their general plans. The General Plan provides comprehensive direction for the growth, conservation and redevelopment of all physical aspects of the city through goals, policies and recommendations. This document is intended to be both long range and visionary and to provide guidance for actions over a long period of time. This project will be broken into two phases. Phase I - visioning, and Phase II - policy plan development. Phase I will kick off on October 5, 2009 and continue through June, 2010. Phase II will begin in September, 2010 and continue through September, 2011. The plan will be presented to the public for approval at an election in September, 2012.

Visit the Phoenix Central Neighborhood Association calendar page at
www.PhoenixCenral.org/Calendar.html for specific workshop dates. The boundaries of the Phoenix Central Neighborhood Association (Indian School to Thomas Roads and 7th Avenue and 3rd Street) is assigned to the Encanto Village. A schedule for all villages can be viewed by visiting www.PhoenixCentral.org/village.pdf.

A different activity will be held each month. At the end of each workshop, more details will be provided regarding the activity for the next workshop. You are encouraged to share this list of meeting dates with your friends and neighbors and ask them to attend. These workshops are open to the public.

At the first workshops in October, you will be asked the question "What do you value most about Phoenix, and why?" To help answer this question, ask yourself how you came to be in Phoenix. Were you born here? Did you move here? What attracted you to Phoenix? What keeps you here? What stands out to you as a special moment, event or feeling during the time you have lived in Phoenix? WE WANT TO HEAR FROM YOU! If you are not able to attend a workshop, please emai your response to planphx@phoenix.gov.

THANK YOU!!!

Exciting Improvements at The Clarendon

We have a lot to be excited about at The Clarendon - if you haven't been by lately, you'll notice the following improvements that have been a long time in the making:

* New air conditioning and heating system. This state-of-the-art system replaces our antiquated system that was installed in 1972. Now you can control everything from the comfort of your bed (same beds as Ritz Carlton and Four Seasons chains!): make the room as hot or cold as you want, the system is also whisper quiet and features something no other hotel in Arizona can offer: plasma air filtration, for the cleanest hotel room air out there, so you'll sleep better and wake up rested, ready to take on the day.

* New rooftop improvements. Our railings are installed and have been painted, and the second stairwell has been installed and is awaiting final approval from the city. Once this happens, we have been told that the occupancy on the rooftop will be increased from 49 people to somewhere in the range of 250 people, which means you won't have to worry about waiting in lines to see those fabulous Arizona sunsets from the rooftop deck at The Clarendon. Soon, we hope to have some new rooftop and pool furnishings.

Clarendon in the News/Media

* The Clarendon is the featured "Hotel of the Month" In September's Southwest Airlines Spirit Magazine, which is read by most of the 15 million passengers on Southwest Airlines every month! If you fly Southwest Airlines be sure to write "I LOVE THIS HOTEL" on the article during your next flight and take a picture and email it to contest@GoClarendon.com with the subject "SPIRIT" and we'll randomly select an entry for two free nights in a pool view suite at The Clarendon! Entries must be received by October 1st.

* We're climbing the ranks on tripadvisor.com - we're back in the top 20 for all hotels in metro Phoenix and we're #12 on the list of "Best Hotels for Business" in metro Phoenix - pretty impressive!

* We're getting reports from Europe and Asia and Australia that the episodes of Candy Girls and Dr. 90210 that were filmed at The Clarendon are airing pretty often... we love the exposure!

* Phoenix New Times nominated us as one of four hotels for "Best Hotel Pool" - let's see how the votes come back next month.

Contests at The Clarendon!

This is what you've probably been waiting for - our current contests:

* SPIRIT - see above for details on this contest.

* DOW 10,000 - guess when the DOW will hit 10,000 points and win 2 nights in a one-bedroom pool view suite at The Clarendon - email contest@GoClarendon.com with the subject "DOW" and the date in MMDD format so we can search it easily! Must enter by September 21st... winner will be notified when the DOW hits 10,000!

* 70 Degrees - guess what day the official low temperature will hit 70s and win two nights in a one-bedroom pool view suite at The Clarendon - we'll base this from weather.com - email contest@GoClarendon.com with the subject "70 Degrees" and the date in MMDD format so we can search it easily. Must enter by Monday, September 21st... winner will be notified when the temperature hits 70 degrees!

* Cactus - name as many types of cactus and plants in the picture below, and the person who names the most will win two nights in a one-bedroom pool view suite at The Clarendon - email contest@GoClarendon.com with "CACTUS" in the subject and the names in the body of your message. We will notify the winner by October 1st.

Stipulation #12 of ZA-459-08 - Brophy College Preparatory

Dear Property Owner, Resident:

The purpose of this letter is to inform you that the current property owner, Brophy College Preparatory (“Brophy”), has recently submitted conceptual development plans to the Development Services Department (“DSD”) regarding the proposed 10-acre sports campus facility located at the southwest corner of 7th Street and Pierson Street for Preliminary Site Plan approval. The proposed facility includes a track and field area, football field, swimming pool, weight room, practice field, and buildings to support the daily management of the campus which will be utilized by Brophy, Xavier College Preparatory and St. Francis Xavier Elementary School. The redevelopment of the site has necessitated various use permits and variances which were recently approved by the City in conjunction with the ZA-459-08 case, subject to specific stipulations.

Stipulation #12 of ZA-459-08 requires that written notification regarding the date and time of DSD meetings is sent to the surrounding property owners/residents, interested parties and neighborhood associations regarding these conceptual development plans. This letter does not require that you attend the meeting, but merely informs you that you may attend and provide input regarding these plans. In accord with Stipulation #12, the purpose of this letter is to inform you that DSD has determined that Brophy’s Preliminary Site Plan meeting will be considered on the date/time as follows:

DSD Preliminary Site Plan Meeting
Phoenix City Hall
200 W. Washington St. (3rd Floor, Room 1 West)
May 14, 2009 at 9:30am

The DSD Teamleader, Mark Sipes, is the lead contact person for this project (i.e. Project No. 08-1638) and he can be reached at (602) 534-2532 if you should have further questions/comments about the conceptual development plans and/or DSD meeting(s). Further, you may also contact the Planning Department should your questions/comments pertain to the ZA-459-08 case at (602) 262-7131 via Option#6. Lastly, you are encouraged to contact me, or a member of my Staff, Kirste Kowalsky at (602) 265-0094 for further assistance.

Sincerely,

Rezoning Application Z-183-86

The purpose of this letter is to inform you that our company filed a request with the Planning Hearing Officer to modify stipulations of approval for Rezoning Application Z-183-86. The subject site is commonly called Park Central Mall and consists of approximately 50-acres roughly bounded by Central Avenue on the east, Catalina Drive on the south, 3rd Avenue on the west, and Osborn Road on the north.

The request has been scheduled for hearing as follows:

Planning Hearing Officer (PHO) Hearing

May 20, 2009 @ 10:00 AM
Phoenix City Hall
200 W. Washington St.
First Floor, Assembly Room C
Phoenix, AZ 85003

The site is currently zoned C-2 H-R TOD-1 and is developed with commercial retail structures that have been converted mainly into office space. In order to proceed with redevelopment of the site, we are requesting to modify stipulations of approval for Z-183-86, as amended by PHO action and approved by City Council on November 18, 1998. A copy of the 1998 stipulations are attached.

Many of the 1998 stipulations were crafted to ensure that future development accommodated mass transit. These transit stipulations pre-date the citizens’ approval of a sales tax (2000) for transit improvements and the approval by City Council in 2003 of the Transit-Oriented Development Overlay District 1 (TOD-1). Prior to adoption of the TOD-1 district and revisions in 2003 to the Citywide Design Guidelines and C-2 zoning district development standards, stipulations were often crafted to ensure that new development included adequate setbacks and landscaping to provide a comfortable pedestrian environment. The TOD-1 overlay district now controls setback and landscaping standards, making many of the 1998 setback and/or landscaping stipulations unnecessary. In fact, several of the 1998 stipulations are contradictory to current city policies and ordinances and would require variance relief from the Zoning Ordinance through a separate public hearing process.

Additionally, the 1998 stipulations relate to a site plan (Stipulation No. 12) which is no longer appropriate for this property. In order to permit the proposed redevelopment, this stipulation must be amended to reflect the proposed site plan.

We believe that development of the site under the current C-2 HR TOD-1 development standards will achieve the goals and objectives intended by the original approval (and subsequent 1998 modification) and allow appropriate development within the Central Avenue corridor.

You are welcome to attend the hearing to learn about the case and make your opinions known. Please confirm the meeting details with the City of Phoenix Planning Department before attending and reference PHO Application No. PHO-2-08 - Z-183-86. Hearing information may also be found on signs posted on the site and in the Arizona Business Gazette.

You may reach me or Stella Sheridan of my office at (602) 265-0094 or ssheridan@ecllaw.com if you have any questions.

Light Rail Cafe‏ - Closed for Business

It is with great sadness that we must inform all of you that the Light Rail Cafe is closed indefinitely. Due to the fact the we are behind in our rent, last night, the landlord locked us out.

These 18 months have been fantastic and we cannot express how much we have enjoyed your patronage. All of you have helped us to grow the Light Rail Cafe into a respectable restaurant. Unfortunately, like many other businesses today, the bad economy has taken its toll.

We want to thank all of our customers. All of you have been incredibly gracious and it has been a true pleasure to serve each and every one of you.

Thank you and God bless,

ModPhx 2009 tour‏

Friends of Modern Design,

I'm excited to announce that the hunt for Modern Phoenix Home Tour 2009 homes has begun. We're doing things a little differently this year by not focusing on a specific neighborhood but instead highlighting areas that may have one or two homes nearby, but would not warrant an entire walking tour as we have done in the past.

I already have five residences confirmed but am seeking to diversify the roster of architects and designers to round out a "Founding Fathers of Modernism in Phoenix" themed tour. Beadle, Haver, Drake, Guirey, Sawyer, Straub, Ekman, Schreiber, Wright, etc. We'll include a little of everything.

Do you know of any midcentury mod homeowners in the Uptown Phoenix and Arcadia areas who would enjoy sharing their home on tour? Perhaps like a little public relations? Any contemporary architects who have done a midcentury-era remodel or rehab that deserves particular attention? Innovative Do-it-Yourselfers? Send them my way before the holidays hit us!

The guidelines:

The home must have been built between 1945 and 1973 and be related to the Modern movement in architecture. Exceptions considered.

The home may be altered, but only for the better. Re-muddles need not apply.

The home should be within near reach of the Larger Camelback Corridor area, between 19th Avenue and 56th Street. (visit ModernPhoenix.net for map)

The home should be related to one of the Founding Fathers mentioned above, or other prominent designer / developer / engineer.

The home must be of architectural merit first, interior design and landscape interest second.

Exception: Ranchburgers and tract homes of no known pedigree will be considered if well-updated in landscape, architecture and decor.

Ruins or shells of homes of exceptional merit will be considered (such as we did for Beadle's White Gates last year)

"Time Capsule" homes that have changed little since their era are welcome to apply, especially if they can hold contemporary interest.

Works-in-progress are welcome, as we realize that design is often a process that does not happen overnight. We ALWAYS indicate the % of completion.

We are also considering homes that are currently on the market. We do not typically place many homes for sale on the tour, nor do we wish this to become an "Open House" tour, but we realize that this year due to the slowdown some of the city's most well-preserved or endangered properties need a little extra attention. Because of this, we will probably place more homes on tour than ever and keep the for-sale and not-for-sale in balance. We feel that using Modern Phoenix Week to promote such homes is the responsible thing to do given current market conditions. As usual, homes for sale will be clearly indicated on our maps and descriptions. We may even need to organize the Open Houses as a separate event if there is enough interest. It is Modern Phoenix Week after all! More on this as it develops.

The tour date is April 5th, 2009 and typically runs from 2 - 6 pm. (This may change if we run a separate Open House event.).

Kindly ask around your circle of friends, neighbors and clients if this opportunity interests them. Because this is our first non-neighborhood-specific tour, this will be the first opportunity for some of the city's best Modern homes get showcased in a Modern Phoenix tour. We're excited at the prospect, and hope to hear from you soon.
