Dear Property Owner or Neighborhood Association President,
The purpose of this letter is to inform you that our company has recently filed Z-55-09, a rezoning request for an approximately 1/2 acre site located west of the southwest corner of 11th Street and Indian School Road. Please be advised that meetings and hearings before the Encanto Village Planning Committee and Planning Commission are planned to review this case. Specific meeting and hearing dates have not yet been set. You should receive a second mailing in approximately 4 weeks identifying the date and location of the meeting/hearing.
You are welcome to attend these meetings to learn about the case and make your opinions known. Please confirm the meeting details with the City of Phoenix Planning Department before attending as they are subject to change. Hearing information may also be found on signs posted on the site and on City Page in the Arizona Republic. You may also make your feelings known on this case by writing the City of Phoenix Planning Department, 200 W. Washington Street, Phoenix, AZ 85003 and referencing this case number. Your letter will be made a part of the case file.
On Monday, October 19, 2009, we will be holding a neighborhood meeting at the Longview Recreation Center from 6:30 to 7:30pm. The meeting will be in the classroom and is intended to provide a venue for us to address any neighborhood concerns and tell you more about the project. Feel free to attend, or simply email me if you have concerns and cannot attend. The center is located at: 4040 N. 14th St. in Phoenix.
The Encanto Village Planning Committee will forward a recommendation to the Zoning Hearing Officer or Planning Commission and City Council after considering the testimony from affected parties and reviewing the staff report prepared by the Planning Department. The village planner who will review this application is Joshua Bednarek and can be reached at 602.262. 6823. This planner can answer your questions regarding the village review and city hearing processes as well as the staff position once their report is complete. The following describes our request:
Proposed Change: Rezone the southern half of each parcel from R-3 (Multiple Family Residence district) to P-1 (Parking, Passenger Vehicle) to allow for additional parking for the existing office building. No new development is proposed at this time.
Existing Use: The property consists of two half acre parcels, the easternmost includes the existing office building and small parking area. While the City Council can stipulate to a specific site plan and development standards, we, and all other developers, have the opportunity to file later with the Planning Hearing Officer to amend those conditions through an advertised public hearing process should market conditions or ownership change.
